Terms and Conditions of Use

1. Tenant shall have the right to occupy the property for vacation purposes only and this Agreement shall not grant Tenant any security of tenure.

2. The tenant must:

2.1 Pay the values stipulated at the times and in the manner mentioned

2.2 Keep the interior of the property in good condition and clean and not damage the property or any part of it.

2.3 Deliver the Property at the end of the Term in a reasonable condition, with all rubbish removed and in the same condition as it was at the start of the Term, except for reasonable wear and tear and damage for insured risks.

2.4 Maintain in the Property all the contents of the Property as shown in the Inventory, if any, and replace, repair or clean any item that is broken or damaged during the Term.

2.5 Not to make any alterations or additions to the property or to redecorate or paint the property.

2.6 Not to do or omit to do anything to the Property or to the Property that may cause or become a nuisance or annoyances to other occupants of the Property or owners or occupiers of adjacent or nearby premises or that may harm in any way the Property insurance. or cause an increase in the premium payable.

2.7 If pets are allowed, they must be kept under strict control at all times. The renter will be responsible for all additional cleaning and damage caused by the pet(s). 

2.8 Not to use the Property under the function of any use except that of a private vacation residence for a maximum of 20 people over 3 years of age.

2.9 Not to assign, sublease, or share possession of the occupation of the Property or any part of it.

2.10 Allow the Landlord or any person with the Landlord's written permission to enter the Property at reasonable hours of the day to carry out necessary gas repairs and inspections, provided Landlord has given reasonable advance notice ( except in case of emergency).

2.11        Don't have a party/event or play very loud music. (We ask the guests to respect the "quiet hour" between 11.00 p.m. and 8.00 a.m.).

2.12 Not taking the property's bath towels for use outside the house.

2.13 No smoking at home

3. Provided that the lessee pays the fee and fulfills its obligations under this contract, the lessee may maintain and enjoy the property during the term without interruption by the lessor or any person claiming rightfully or in trust for the lessor.

4. The lessor shall insure the property and the contents of the property belonging to it, as shown in the inventory, if any, and shall make available to the lessee a copy of the insurance policy.

5. The Deposit

5.1 The deposit shall be held by the Landlord and refunded to the Tenant at the end of the term () in person after inspection of the property, less reasonable deductions properly made by the Landlord to cover reasonable costs incurred. or losses caused by the lessee due to any breach of the obligations of his contract. No interest shall be paid to the tenant in respect of the deposit monies.

5.2 The deposit must be paid to the tenant as soon as reasonably possible, but the landlord will not be obliged to return the deposit until it has had a reasonable opportunity to assess the reasonable cost of any repairs required as a result of any breach of obligations by the Tenant or other sums duly paid to the Owner under clause 6.1 However, the Owner may not, except in exceptional circumstances, retain the Deposit for more than one month after the end of the rental .

5.3 If at any time during the Term the Landlord is obliged to deduct from the Security Deposit to meet the reasonable costs incurred by any breach of the Tenant's obligations, the Tenant shall make such additional payments as are necessary to restore the total amount of the Deposit

6. In the event of damage or destruction of the Property due to any of the risks insured by the lessor, the lessee will be exempt from paying the rent to the extent that the use and enjoyment of the property by the of the lessee and of compliance with his obligations with respect to the state and condition of the Property to the extent and whenever such damage or destruction prevails (except to the extent that the insurance is impaired by any act or breach of the lessee)

7. When the context so allows:

7.1 The "Owner includes the persons who are currently entitled to the expected reversion of this Lease".

7.2 “Tenant” includes any person who derives title under the Tenant

7.3 The “Property” includes all fixtures and fittings of the Owner or on the Property

7.4 The “Term” means the period indicated in the above data or any shorter or longer period in the case of an earlier termination or an extension respectively.
